With an understanding of how we work, you can be fully informed and prepared for each stage. From our first introduction, the choice of design and finer details, to the organisation of documentation, and up until the various stages of the construction process, it is all broken down for you. Knowledge is power, and knowing which stage you are up to can help clients be involved, assured that progress is being made, and that the deadline is achievable.
We get to know your situation
For starters, we will organise a time to sit down and talk with you about your situation. Are you a single or couple? Do you have children or dependents? Where are you located? Which spaces in your home will get the most traffic? We get an idea of the type of home you would like to build, your budget, and your likes and dislikes. This is also the beginning of our working relationship for one of the biggest decisions you will make in your life. It is an exciting time and we are honoured to be a part of it.
Choose your perfect home
Once we have an insight into what kind of home you are after, we can match your wants and needs to one of our 100 design plan variants. We know that there will be something to perfectly suit your lifestyle and budget. And with 40 years of experience under our belt, we have had lots of practice pairing people with the home of their dreams. Whatever stage of life you are in, whatever your priorities, we have got you covered.
Choose how to personalise your new home
Once you have chosen a design plan we can get down to the nitty gritty. We pair you with an expert stylist to assist you in choosing your colours, fixtures, fittings and finishes. We encourage you to bring in any photos, swatches of colour, and materials that you like to our in-house design suite. The stylist will look at your inspirations, and have ongoing discussions with you until you have decided on your home’s colour scheme and the finer details. Our expert can guide you in achieving the overall look you are after, but also ensure that the elements will come together nicely.
Prepare your finances
Allow us to assist you in preparing your finances. This is the stage where we work out how much money you are able to borrow and how you will manage to pay for your home into the future. Now that you know your budget, you can confidently decide on a plan and choose whether you will add any luxe inclusions to your design. This is the benefit of a fixed price, you are aware from the outset exactly what you are able to get for what you have. It is a good feeling knowing that what you choose now will definitely be included in your dream home.
We undertake building permits and set up the contract
By this time you will have selected a design for your home and we can give you a quote for the build. We guide you through the documentation needed, have you review and sign the contract, and take the first deposit. You have now officially begun the process of creating your new home. Depending on the location of your build, you may need to provide an approved stamped plan to prove that the Community Infrastructure Levy has been paid. Check with your conveyor or vendor to find out if you need to acquire planning permits. We can apply for permits on your behalf, but unfortunately the time it takes for it to be processed is out of our control and dependent on each particular council. Because we have built in various municipalities over the years, we will have some idea of the estimated processing time.
Once the contract is signed and any permits needed are approved, we can begin the first stage of the building process. The site is prepared, with perimeter fencing installed, underground connections laid, and the slab poured. Once this stage is completed we appoint a site supervisor for your build.
With the strong foundation set, the second stage of construction begins. This involves the frame of the house going up. Your home literally begins to take shape and you can walk through it in three dimensions.
Lock up stage
During this stage of the build, the walls, doors, windows and roof are installed. The roof tiles, garage and verandah are not undertaken in this part of the project. Once the house is locked up and secure, it is ready for our tradespeople to come in and put in the fixtures.
In this part of construction the plaster goes onto the walls and ceilings. The architraves, and skirting boards go in. Cabinetry is installed throughout the home, as well as baths, basins, troughs and sinks. By now your house is beginning to look like a home.
Fit off stage
This is the final stage of the construction process and involves putting on the finishing touches. All the decisions you made with the assistance of the stylist will now come together. Walls are painted. Cornices, tiling, carpet, shower screens and mirrors are installed. The plumbing fixtures and electrical points will be connected and the appliances put into position. Your home has all the final personalised elements that will make it yours and the overall style becomes apparent.
